House clearance: your home emptied and left broom-clean

A move, a sale, a death or the end of a tenancy: we empty the house, from attic to shed. You choose whether it should be left empty, broom-clean or ready for handover, and you know in advance what it will cost.

  • From attic to shed
  • Broom-clean or ready for handover
  • Fixed price in advance

undefined

In a house clearance we remove all the contents of the home, including the attic, cellar, storage room, shed and garden. Anything that has to be kept is set aside. Usable items go to a second-hand shop and we take the rest away separated by type. We then hand over the home empty, broom-clean or to the landlord’s requirements, with a photo report per room.

Which homes we clear

Apartments and flats

With or without a lift. We protect the lift and stairwell and follow the house rules of the owners’ association (VvE).

Family houses

Including attic, shed, garage and garden. We usually clear a full house in one to two days.

Senior housing and assisted-living flats

Often when someone moves to a care home. We take what is going with them to the new address and clear the rest.

Room in a care home

Often has to be empty within about a week. Ask the care home about the deadline; we plan as quickly as we can.

Empty, broom-clean or ready for handover

Empty

All loose items are gone. Anything fixed in place, such as the kitchen, ceiling lights and floor coverings, stays.

Broom-clean

Empty and swept, with no bulky waste left behind, including the attic, storage room and garden. Cleaning and filling holes are not part of it.

Ready for handover

Broom-clean, plus anything the landlord or buyer asks for that is stated in the quote, such as removing floor coverings and a final clean.

Your landlord or the buyer will tell you which requirements apply. Read more on end of tenancy clearance.

How we go about it

  1. Photos or a viewing

Send photos or a video of every room via the request form. For a large or very full home we are happy to come and take a look.

  2. Fixed price and date

You receive a quote with the description of the work, the extras and the handover date.

  3. Mark what you keep

You mark what stays or take it out of the home beforehand. Anything not marked can go; if in doubt, we check with you.

  4. Clearing

Our own team works with the box truck with tail lift or the van, with blankets and protective material for floors and the stairwell.

  5. Handover

We walk through the home together or send a photo and video report. On request we hand the key in to the landlord or estate agent.

Extras

  • Final cleaning: kitchen, bathroom and toilet, windows on the inside and floors, so the home is ready for the next occupant.
  • Removing floor coverings or laminate: only if asbestos has been ruled out. In homes built before 1994, vinyl flooring and floor tiles may contain asbestos; in that case it has to be tested first.
  • Taking items to family: furniture or boxes to another address, including outside the region.
  • Temporary storage: on pallets in our warehouse, until the family has a place for them.

We do not do work that needs a tradesperson, such as plastering, painting or repairs. You can agree that with the landlord or have a tradesperson do it.

What does a house clearance cost?

An apartment with 2 or 3 rooms costs about €1,150 to €1,950 with us and a family house about €2,450 to €3,850, including VAT, removal and disposal fees. You can read what determines the price and how to save on costs in our guide to house clearance cost.

Frequently asked questions

How long does a house clearance take?

We usually clear an apartment in one day. A full family house with an attic and shed takes one to two days.

Does everything have to go?

No. You decide what stays. Mark it or take it out of the home beforehand; we work with a keep list.

Can you collect and return the key?

Yes. We agree in advance where we collect the key and who we hand it back to after handover.

What if there are more belongings than in the photos?

Then we talk to you first. We only carry out extra work once you have agreed to the price.

Is the home cleaned too?

Broom-clean means swept. A proper final clean can be added as an extra.
