End of tenancy clearance: empty, broom-clean and on time

At the end of a tenancy the landlord wants the home back empty, usually broom-clean and without alterations that are not allowed to stay. We empty the home, remove floor coverings on request and make sure you can hand over on time.

  • Matched to the final inspection
  • Floor coverings removed
  • Ready on time

undefined

Handing over broom-clean means the home is empty and swept: no belongings and no bulky waste, including in the storage room, attic or garden. Cleaning, filling holes and removing floor coverings are not automatically part of it. The landlord agrees those requirements with you separately, often at the pre-inspection.

What landlords usually ask for

  • The home empty and broom-clean, including storage room, attic and garden
  • Floor coverings removed, unless the incoming tenant takes them over and the landlord agrees
  • Alterations you made yourself reversed, unless the landlord accepts them
  • Holes from wall plugs filled and walls in a light colour; this differs per landlord
  • All keys returned and the meter readings noted

Ask at the pre-inspection which requirements apply. Housing associations often hand over a list of what has to be done.

What we do and what we do not do

What we do

Empty the home, hand it over broom-clean, remove floor coverings and laminate, arrange a final clean, take everything away and prepare a photo report.

What we do not do

Plastering, painting and repairs, and the removal of asbestos. You arrange that with the landlord or have a tradesperson do it.

We only remove floor coverings if asbestos has been ruled out. In homes built before 1994, vinyl flooring and floor tiles may contain asbestos. If we suspect it, we stop work on that part and talk to you.

How we plan it

  1. Pre-inspection

The landlord tells you which requirements apply. Take photos or ask for the list.

  2. Photos to us

Send the photos and the requirements via the request form.

  3. Fixed price and date

We schedule the clearance well before the final inspection.

  4. Clearing and handover

Empty, broom-clean and with the extras that are needed, with a photo report.

  5. Final inspection

You attend yourself, or we arrange the key handover with the landlord.

Rented home after a death

If nobody continues the tenancy, it ends at the end of the second month after the death. The heirs can also end the tenancy by the end of the first month (Article 7:268(6) of the Dutch Civil Code). Read more on house clearance after a death.

Frequently asked questions

What is the difference between empty and broom-clean?

Empty means all loose items are gone. Broom-clean also means swept and free of bulky waste, in every room.

Can you be there at the final inspection?

By arrangement, yes. We can also just hand in the key and send you the photo report.

What if the landlord rejects the home?

If it concerns something that falls within our assignment, we will come back and put it right. That is why we make a photo report on handover.

What if I hand over late?

The landlord may then charge rent or costs. So plan the clearance well before the end date.
